Therma-Tru Window Replacement: The Hialeah Owner’s Guide

Therma-Tru built its name on entry doors, but the window lines that carry that name get specified on a lot of Hialeah tract housing from the 1990s through the early 2010s. Those windows are now hitting the age where seals, balances, and hardware start letting go all at once. Which Therma-Tru Models This Applies To

Therma-Tru windows carry a small identification sticker on the inside edge of the top or bottom sash rail, usually beginning with a “TT” prefix followed by a four-to-six digit series number. If that sticker is faded or painted over, we can identify the window from the corner construction of the frame and the profile of the balance channel during the estimate visit. The most common lines we see in Hialeah homes built from 1995 to 2012 include the Awning, Slider, and the single and double hung units from the Classic and SlimLine series, most of which use a 3-1/4 inch frame depth.

One thing to know before you spend money: those windows were often private-labeled by two different extrusion houses during production runs, and a latch from a 2004 build will not always seat into a 2006 replacement sash that looks identical from the outside. We measure the hardware mortise and balance channel width before ordering anything. In most cases we recommend OEM parts from a Therma-Tru supplier for critical moving hardware, while quality aftermarket glass packs and weatherstripping do the job at a lower price without sacrificing fit. Signs Your Therma-Tru Window Replacement Is Failing

• Fog or condensation between the glass panes. The insulating seal unit has lost its argon or krypton charge and the desiccant inside the spacer bar is saturated. In Hialeah’s summer humidity, this shows up as a permanent haze that won’t wipe off from either side. The fix is a new insulated glass unit, not a whole new window.
• The sash drops or slams when you let go. The spiral balance or block-and-tackle balance inside the jamb has tired out. We see this constantly on west-facing Hialeah windows, where the afternoon sun cooks the spring tension year after year.
• You can feel air moving around the closed sash. Weatherstripping on a 20-year-old Therma-Tru frame has compressed and hardened. Sometimes the frame itself has shifted out of square from slab settling, which is common in pockets of Hialeah with older fill. A new strip helps; a trued opening fixes it permanently.
• The lock binds or will not throw. On a Therma-Tru this is often the keeper bar, not the lock assembly, that has drifted. Aluminum frames expand and contract, and after a few dozen Florida seasons the keeper or the mortise is slightly out of alignment. The window still locks, but the crank or lever needs force it should not need.
• Visible mildew or wood rot on an interior frame corner. That is water getting past a failed corner seal or the exterior glazing bead. The water is running down the interior wall before you ever see it. In Hialeah’s wet season, this accelerates fast. If the frame is soft to a screwdriver, you are looking at a full frame replacement, not a sash swap.

Replacement Cost & What’s Included

A glass-seal replacement (new insulated unit into existing Therma-Tru frame) runs $185 to $420 per pane in Hialeah. A full sash replacement is $450 to $800 per opening. Full-frame replacement sits between $850 and $1,900 installed when we are pulling the old window, verifying the rough opening, resetting the new unit, and making the exterior watertight. Hurricane-impact rated glass adds meaningfully to the top of that range, and it’s worth a conversation if your home is east of Palm Avenue or in any elevated exposure area.

DIY or Call Us?

You can safely do two things on a Therma-Tru before you call anyone. First, clean the tracks and re-lube the pivot shoes with a dry silicone spray. Second, tighten the keeper bar screws on a lock that’s binding. Both take ten minutes and cost under fifteen dollars.

Past that, we would rather save you the trouble. Sash balances under tension can fire loose and take out a knuckle. A glass unit has to be bedded and shimmed to the old frame or the new one so the seal does not twist and fail inside a year. And if the frame has lost its square, no amount of caulk is going to make the window close like it did.
