Simonton Window Replacement: The Hialeah Owner’s Guide

We stock and install Simonton-compatible window replacements throughout Hialeah, with most single-hung or slider swaps running $340-$780 installed depending on size and glass package. If you call before 10 a.m., we can usually have a technician at your house the same day to confirm the model and get the right part ordered. What usually brings Hialeah owners to this page is a specific, irritating discovery: a sash that won’t stay up, a crank that spins without moving the window, or a lock that no longer catches the way it did when the house was built.

Most of the Simonton windows we see in Hialeah were installed between 1998 and 2012, and after two decades of Florida sun and salt air, certain parts fail on a predictable schedule. The good news is that Simonton hardware and balances are widely available, and we keep the most common replacement parts on the truck when we come out. If you know your model number, we can usually quote the part and labor over the phone.

Which Simonton Models This Applies To

Simonton has built windows under several series lines over the years, and the replacement part you need depends on which series your house has. In Hialeah, we regularly service the Reflections 5500, Reflections 5050, DaylightMax 7300/6500, Asure, and Impressions lines, along with the contractor-grade ProFinish series that went into a lot of 1990s and early 2000s tract housing. The compatibility gotcha most homeowners don’t know about: Simonton changed balance shoe designs between the older series and the newer DaylightMax line, so a balance from a Reflections window will not fit a DaylightMax of the same size, and forcing it in will damage the jamb liner.

There’s a label on the inside of the frame, usually on the top or side jamb. It lists the series, the manufacturing date, and a unit code that tells us the exact glass and hardware configuration. If the label is gone, we measure the visible glass, the sash thickness, and the balance shoe profile to match it. For Simonton specifically, we prefer OEM parts when they’re still available, because the locking hardware and pivot bars are machined to fit the frame extrusion. Quality aftermarket balances are fine when the OEM line is discontinued, but we’ll tell you which is which and why before we order anything.

Signs Your Simonton Window Replacement Is Failing

  • The sash drops when you try to open it. This means the balance system has failed, almost always the coil spring or the block-and-tackle mechanism inside the jamb. On a Simonton, it’s a replaceable part that we swap in under an hour.
  • The crank turns but the sash doesn’t move. The operator arm gear has stripped, which is common on casement windows that get forced open against the lock. You need a new operator, and on Simonton casements it’s a direct swap with the right series match.
  • You can push the lock but it won’t engage. The keeper or the lock assembly has worn, or the sash has shifted slightly out of square over time. That second cause matters, because a new lock won’t fix a window that needs its alignment corrected first.
  • Air or water comes in around the sash edges. This could be failed weatherstripping, a bent hinge, or a warped sash from years of direct west-facing sun. The fix depends on the cause, but ignoring it rots the sill and the rough opening, and that turns a $150 part into a $1,200 frame repair.
  • The window is fogged between the panes. This is a seal failure. The sash itself needs replacing or reglazing, and on Simonton units with Argon or Low-E packages it’s usually worth replacing the sash outright rather than patching it.

Replacement Cost & What’s Included

Here’s what Simonton window replacement typically runs in Hialeah, installed:

Key Takeaways

  • Balance replacement: $120-$220 per window, parts and labor
  • Lock or keeper replacement: $90-$180 per window
  • Casement operator replacement: $180-$320 per window
  • Full sash replacement with new glass: $340-$780 per window
  • Complete window replacement (new Simonton or equivalent): $900-$1,800 per opening

The range depends on series, glass package, and whether the frame itself needs repair. We quote the part and the labor separately on paper, and the price we quote is the price you pay, no change orders unless we find hidden damage in the rough opening, and we’ll show you a photo and tell you the cost before touching it. Every replacement carries our Done Right Promise, and our workmanship is backed by The Keystone Standard: both manufacturer warranty layers registered in writing before the truck leaves your driveway.

DIY or Call Us?

There are things worth checking yourself. If the window is stiff, clean the track and check that the sash isn’t painted shut. If a lock is loose, tighten the screws. Those are five-minute jobs. What we don’t recommend is pulling the sash out and attempting a balance replacement on your own. The springs are under constant tension, the jamb liners on older Simonton windows get brittle in the Florida heat, and a snapped vinyl liner means a full frame rebuild, not a $40 part. If the opening is not square, nothing else matters, and most Hialeah houses we see have shifted enough over 20 years that the window needs to be adjusted by someone who does this every day. If you’re not sure which category your problem falls into, call (386) 977-5410 and describe what you’re seeing. We’ll tell you honestly whether it’s a homeowner fix or a technician visit.

"Impact windows on the whole house. They handled the permit, the inspection, and gave me a folder with every approval number for the insurance company. My windstorm premium dropped enough to notice."

"A casement crank had stripped and the sash was swollen shut. The technician, Ray, fixed the crank on the spot and only then talked about replacement for the three windows that were genuinely done. That is why the whole street uses them now."
